- District 1 is a mixed-use commercial and administrative complex located in the heart of Qena, Egypt. The project’s location is strategic, surrounded by residential areas and vital services, making it a key urban hub within the governorate. The development aims to establish a self-contained community that integrates business, commerce, and daily life needs, offering a seamless experience for both businesses and visitors. Its accessibility is enhanced by ample parking spaces and well-planned service areas.
Design Philosophy
- The design of District 1 is driven by a balance of art and function, incorporating modern architectural aesthetics with practical usability. The project emphasizes transparency, adaptability, and efficiency, ensuring that businesses, professionals, and visitors all benefit from a harmonious and productive environment. The structure integrates glass and metal cladding, offering a sleek and contemporary appearance, while interior planning ensures optimal customer flow and spatial efficiency.

- Building Layout: The complex consists of a ground level and eight floors, with two underground parking levels spanning 6000 m².
- Commercial Spaces: The ground and first three floors are dedicated to commercial spaces, covering 10,707 m².
- Administrative Offices: The upper floors (fourth to eighth) house administrative offices, totaling 10,960 m².
- Facade & Structure: The 33.6-meter-tall structure features glass walls and metal elements, creating a striking modern visual identity.
- Twin Towers Design: Floors four through eight are designed as twin towers, allowing for efficient space utilization and an iconic presence.
