Strategic Visibility: Located directly at the gateway of El Gouna, the project is designed to be visually accessible from 360 degrees. It acts as an “Urban Anchor,” serving as a wayfinding landmark for both residents and visitors entering the region.
The Hybrid Model: Moving beyond traditional commercial blocks, Maraya El Gouna introduces a high-density mixed-use typology. By integrating a vibrant Retail Promenade on the ground level with Luxury Serviced Apartments on the upper floors, EIT Developments has created a 24-hour ecosystem that balances commercial energy with residential serenity.
Precision-Led Intervention: Consistent with the EIT ethos, the project utilizes its prime location to maximize commercial frontage while providing high-spec living spaces that capitalize on panoramic coastal views.
Design Philosophy
The philosophy for Maraya Mall shifts from the "Mini Compound" model to an Urban Tectonic approach, focusing on how different textures and volumes interact in an active commercial environment.
Volumetric Contrast: The design philosophy is centered on the dialogue between "Solid" and "Transparent." Heavy, dark masonry masses are juxtaposed against light, porous limestone and expansive glass, creating a rhythmic facade that feels dynamic as one drives or walks past.
The Curvilinear Pivot: To address the unique 360-degree exposure, the building features a central glass-wrapped cylindrical volume. This "hinge" provides a soft architectural transition, allowing the building to address multiple orientations simultaneously while flooding the serviced apartments with natural light.
Crowned Minimalism: The structure is topped by a floating, cantilevered roof plane with integrated pergolas. This creates a "Sky Pavillion" effect, providing a shaded, elevated sanctuary that offers a reprieve from the urban activity below.
Key Features
The Porous Promenade: The ground floor features a continuous retail strip with oversized storefronts and deep overhangs. This shaded "Shop" walkway creates a Mediterranean-style promenade that encourages pedestrian exploration and outdoor dining.
360-Degree Iconography: The building’s unique silhouette is engineered for maximum visibility. Its form ensures that it remains an unmistakable presence in the skyline from every approach, acting as a permanent billboard for the EIT Developments brand.
Luxury Serviced Typology: The upper levels provide hotel-standard living with the privacy of a private residence. These serviced apartments feature floor-to-ceiling glazing, offering residents a front-row seat to the bustling energy of El Gouna.
Material Sophistication: A curated palette of dark textured stone, beige limestone, and high-performance glass ensures the project maintains a timeless, premium aesthetic that ages gracefully in the coastal climate.
