  • The Arabella TUD vision for this prime 90th Street site is the creation of a “Walkable Mini-City.” Moving beyond the traditional isolated commercial block, this mega-project acts as a self-sustaining urban district. By meticulously integrating Class-A Administrative offices, High-tier Commercial retail, and Luxury Serviced Apartments, the developer has established a 24-hour social and economic ecosystem. The site is engineered to function as a landmark destination along one of New Cairo’s most critical transit corridors.

Design Philosophy

The design philosophy is centered on Level Isolation—a strategic architectural move to reclaim the ground plane for human interaction.

  • Stratified Master Planning: The core innovation lies in the vertical separation of transit. By isolating vehicle circulation on a different topographical level, the "Mini-City" creates a continuous, car-free pedestrian carpet at the heart of the site.

  • Biophilic Urbanism: The layout utilizes a "Green Ribbon" approach. Sloping green roofs, elevated parkways, and terraced gardens are integrated directly into the architectural volumes, ensuring that nature is a functional component of the workspace and residential experience rather than just an ornament.

  • Tectonic Contrast: The philosophy employs a dialogue between "Solid" and "Transparent." Perforated masonry screens and patterned stone facades provide solar protection and privacy, while expansive glass curtain walls frame the urban energy of 90th Street.

  • The Elevated Promenade: A signature feature is the series of pedestrian bridges and sloped landscape ramps that connect the administrative towers to the commercial plazas, allowing for a seamless, walkable journey across the entire district.
