Project Overview

  • Open Way Mall is a strategic commercial intervention by Zawaya Developments, designed to serve as the definitive urban anchor for New Damietta. The project’s mandate was to create a “Destined Environment”—a self-contained social and commercial ecosystem that offers world-class amenities within a highly curated footprint. By integrating a vast range of typologies—including Hypermarkets, Cinemas, and a high-tier Food Court—the developer has moved beyond the standard retail model, delivering a 24-hour lifestyle destination that caters to the city’s growing demand for premium leisure and commerce.

     

Design Philosophy

The design philosophy for Open Way Mall is centered on Controlled Atmosphere Architecture. The objective was to create an architecture that serves as a protective shell, curating a unique climate and social energy for its visitors.

  • Curvilinear Connectivity: The building utilized a fluid, modern formal language. Sweeping horizontal curves and panoramic glass storefronts wrap around the site, ensuring the mall has a soft, inviting presence while maximizing the length of the commercial frontage.

  • The "Central Court" Paradigm: The primary philosophical driver is the Big Court—a one-of-a-kind internal courtyard designed to be the "Social Heart" of New Damietta. This central atrium acts as a massive natural light well, ensuring that the enclosed environment remains vibrant and connected to the outdoor sky.

  • Tectonic Layering: The facade utilizes a sophisticated palette of textured grey stone and high-performance reflective glass. This "Solid and Transparent" rhythm provides a timeless, premium aesthetic that distinguishes the mall as a modern landmark in the urban fabric.

  • Premier Tenant Mix: The project is engineered for success through a strategic "Great Tenant Mix," balancing international brand-name shops with local boutiques and essential services.

  • Integrated Entertainment: Beyond retail, the mall features a dedicated Cinema complex and a vast Food Court, ensuring high dwell times and a diverse revenue stream.

  • The High-Visibility Promenade: Shaded outdoor terraces and cafe seating at the ground level encourage pedestrian flow, creating a Mediterranean-style promenade that invites the public into the "Open Way" experience.

  • Architectural Signage: Integrated, minimalist branding and a sculptural bridge element act as iconic wayfinding tools, making the mall recognizable from the surrounding transit corridors.
