Project Overview
A Plus Cairo is a strategic urban intervention designed to function as a self-contained social and economic ecosystem. The project’s master plan is dictated by the seamless integration of three distinct pillars: a massive 850-unit residential enclave, a high-traffic 9,000 SQM
commercial mall, and a sophisticated 120-room city hotel. By meticulously balancing these typologies, the developer has created a high-density destination that addresses the city’s critical need for luxury housing, professional workspace, and premium leisure, all within a single walkable district.
Design Philosophy
The design philosophy is centered on Level Stratification—a strategy that utilizes the vertical plane to separate private living from public commerce while maintaining a unified aesthetic.
The Elevated Social Terrace: A primary philosophical driver is the reclamation of rooftops for communal use. The project utilizes massive, interconnected rooftop decks to house unique rooftop pools and a signature clubhouse, providing residents and guests with a quiet sanctuary far above the urban bustle.
Hydro-Centric Courtyards: Water is treated as the project’s organizational spine. The ground-level courtyards feature sprawling lagoons and fountain systems that navigate the site's elevation changes, providing natural evaporative cooling and a calming visual anchor for the administrative and retail wings.
Modular Tectonics: The building massing utilizes a crisp, modular language of white cubic volumes. Deep-set windows and cantilevered balconies provide essential passive shading, while high-performance glass curtain walls define the retail and hotel facades, signaling the project's modern luxury positioning.
Key Features
Market-Targeted Residential Mix: The project features a unique program focusing heavily on studios and 1-bedroom apartments, specifically engineered to satisfy the high demand for investor-grade and young professional housing in Cairo.
The City Hotel & Investment Hub: With 9,000 SQM dedicated to hospitality and 9,000 SQM to retail, the project offers massive investment opportunities through high-visibility saleable areas and luxury-service hotel management.
The "Clubhouse" Ecosystem: A premier clubhouse and series of ground-level and rooftop pools provide a multi-layered leisure experience, exclusive to the project's owners and hotel guests.
Pedestrian-First Commercial Promenade: The mall is designed as a porous, open-air promenade with "Active Gates," encouraging pedestrian flow from the surrounding city while preserving the secure, intimate atmosphere of the residential core.
The style is International Tech-Modernism. A palette of cool-toned renders, polished stone, and high-spec metal cladding is punctuated by lush vertical gardens and native landscaping. The use of slender structural columns and wide-span pergolas creates a lightweight, airy feel, ensuring the high-density project remains human-centric and visually light.
